It’s all about first impressions these days, especially when your selling your home. This is quite often the biggest purchase someone is going to make and if you’re hoping to get full value for your home you may consider the following tips to increase the odds of selling your house for the price you want and not scaring away potential buyers.
1. Clean the house and yard
Nothing makes for a harder home sale if it appears you are not properly maintaining the house’s cleanliness, like a dirty vehicle that someone sells may run fine, but it will greatly increase the difficulty of the sale as it “appears” they don’t take care of their car. Same goes for homes, if your home does not appear to be clean people may also conclude that regular maintenance with the house isn’t up to date or even taken care of properly.
2. Install some new flooring (cost effective flooring)
You don’t have to spend your money on super expensive flooring for this to help, but when you make a minimal investment on nice laminate in some of the main parts of your home, this can greatly increase the chances of your home getting a sale and increase the value! People commonly comment on the flooring and if you already have it brand new and installed that’s one less thing they have to replace themselves.
3. Replace the front door or paint it
The front door is one of the very first things a potential buyer will see as he approaches the house and it is important to blow them away right off the bat. Consider installing a brand new door or freshen it up with a bit of over paint. This will definitely increase your homes appeal to potential buyers.
4. Create more space in your home
This is a good idea if your house doesn’t already have open space because when people see open space they feel like the house is bigger and is way easier to customize or change. So if they want to add or customize anything they can. While it seems to be a trend to have an open concept floor plan this isn’t always possible to create when putting your home up for sale so take a look around and put all those personal items away, declutter by putting items in storage that aren’t needed during the sale of your home. Removing personal items and keeping the basics lets the potential buyers visualize their belongings in the house.
5. Let there be light!
Adding nice lights to the outside of your home not only increases the value, it makes it safer! Especially when you add some motion sensors into the mix, intruders often stay away from well-lit areas and people love outdoor lighting and even installing some nice fixtures on the inside of your home will help make it easier to sell.
6. Freshen up the paint in your home
You may love the colors you chose for your home – the feature walls, your favorite color in the kitchen, bedrooms and bathrooms and that mural in the kid’s rooms but potential buyers may not be able to see past them to the beauty of the home or the space available to them. Consider repainting some of the rooms in your home to neutral colors. Not only will this help with the sale of the home but it will also expand the buyer’s market – remember that lovely kids room mural may not appeal to a single person or a couple who do not yet have children.
7. Get Gardening
Before you put your house up for sale go around your house and plant grass seed or lay sod on places where the grass isn’t growing very well and plant some flowers around the paths and places where potential buyers will see them and they will be amazed with your care for the property.
